A home needs to be visually appealing to encourage a sale. Most buyers select there home based on emotion and then justify the decision with facts. Even in a market where homes are selling quickly and at asking price, it is so crucial to spruce up your home and prove it is worth every penny.  

Start with the outside, the 1st impression the buyer will have is the outside. I have been with many buyer who drive up and make a decision to keep driving right to the next property.

Here are some general tips to assist you in choosing your moving method and getting you started toward a successful move.
  • Notify your telephone, electric, gas, water, and credit card Companies.
  • Forward necessary mail to your new address. Discontinue service on a specific date.
  • Notify former employers. This will make tax time less taxing.
  • Be there and give direction. Let them know what you want loaded first and loaded last.
  • Get a copy of your inventory sheet from the foreman. Double check his notations about existing damage to your goods.
  • Have your insurance plan readily available. Hopefully you will have no use of this tip.
  • Devise a system. You should label your boxes with their destination in your new home. Hang numbered signs on the doorposts of each room and write the same numbers on the appropriate boxes. (Example: “2nd Fl./Room 4″) If you’re handy with a pencil, sketch a sample layout of your house, number the rooms on it, and post the layout on the truck for reference.
  • Load the rooms to be unloaded first—last. Whatever room is furthest from the entrance in your new home should be that room. In other words, unload back to front. The kitchen should be done at the very end though, because heavy appliances should go in the truck first.
  • Don’t forget to have your tools ready when you start unloading. You should put your tool box in when everything else is loaded in the truck.
  • Take all your valuable documents and jewelry with you! Don’t forget about your plants either. Most are too sensitive to make a long journey in a hot, dark truck. If you can take them with you too.

Phoenix rents rise 5.6 percent in year Some zip codes have seen 15-20% increase

Rents are rising in Phoenix 

All you have to do is drive central Phoenix and see at least 15 apartments and condos being built in central Phoenix Area . Phoenix is growing and it really is showing along with  Phoenix Rents raising higher and higher. Anyone one living in central Phoenix can tell you rents are rising.

Rentalcafe.com  breaks rents down by zip code and half the valley rose 9% in 2015.  With all the new construction going on in apartments I don't see rentals prices going down. 

How much can a landlord raise your rent? There is effectively NO Limit on rental increases. NO rent control and the State has no interest in helping tenants by regulating rent.  

With rents on the rise is buying more affordable then renting? In markets where home prices are relatively affordable. 2016 may be a very good time for some renters to take the plunge into home ownership before home prices and interest rates rise even higher. The higher the prices and interest rates makes it tougher to afford and qualify.

HOME IN 5 PROGRAM - The Home in 5 Program offers up to 5% of the loan amount towards your down payment in Maricopa County only. Income limitations and debt ratio limitations apply. You do not need to be a First-Time Homebuyer but must meet minimum FICO score requirements and FHA guidelines. Maximum purchase price shall not to exceed $300,000.


NEIGHBORHOOD LIFT PROGRAM - The NeighborhoodLIFT Program  is administered by Neighborhood Housing Services of Phoenix, NHS Phoenix, and can be used to purchase a home in the City of Phoenix. Up to $7,500 can be awarded to the participant in this program to be used towards down payment and closing costs. Borrowers must meet Area Median Income (AMI) requirements and apply for a 30 Year Fixed mortgage home loan only.

OPEN DOOR - This program is designed to assist eligible first-time homebuyers with the purchase of an affordable home in the City of Phoenix. Based on need, the program provides a deferred payment loan up to $15,000 to assist with down payment and closing costs.

It doesn't come as a huge surprise that the largest share of homebuyer households is married couples. In fact, 67 percent of all homebuyers are married couples. The second most common group of buyers, however, is single females. According to the 2016 National Association of REALTORS® Home Buyer and Seller Generational Trends report, single females make up 15 percent of all home buyers, and this number creeps up when looking at older buyers—20 percent of buyers between 51 and 60 years of age and 19 percent between the ages of 61 and 69 are single females. These percentages are substantially higher than those for single males, who only make up 9 percent of all home buyers; the share of single made buyers is even lower in older age groups, only 10 percent of buyers between 51 and 60 are single males.

  • The most common type of home purchased continues to be the detached single-family home, which made up 83 percent of all homes purchased.
